A Brief Overview
The Hardware and Door Systems Coordinator is responsible for supervising all aspects of maintaining all door hardware systems included but not limited to, manual locking systems, keying systems, automatic and manual door operating systems for the entire Children's Hospital of Philadelphia Enterprise. They also assist in coordinating or supervising assigned aspects of the Facilities Maintenance group.
What you will do
- Coordinates and maintains all lock and keying systems administration, including data base systems.. The data base will maintain a historical directory of all assigned keys and pin systems for buildings, and doors within the Children's Hospital of Philadelphia. Coordinate with Facilities Project Management on all renovations and constructions projects to incorporate the Key systems within the database. The coordinator is responsible for the implementation of all new systems supervising the work completed through vendors, project managers and in-house staff.
- Collaborate with Maintenance Carpentry Team and leadership on all Lock Smith inhouse responsibilities and duties. Administrate Key request systems and processes meeting defined Service Level Agreements. Routinely report out to Maintenance Leadership on productivity and QAPI Quality Assurance Process Indicators on areas of responsibility. Collaborate with Security Department on interactive systems where electronic security systems interact with automatic and manual systems
- Supervise Maintenance operations program for all Automatic Door Systems coordinating between multiple vendors, in-house Carpentry and BMT teams, to assure high reliability, safety and routine operations of all systems. Punchlist new systems and collaborate with Project Management on design and implementation of new system. Collaborate with supply chain on development and implementation on competitive process of all Master Services Agreements (MSA) and Statement of Work (SOW) on vendor relationships. Maintain an inventory control system for spare parts and operating systems to assure proper maintenance and repair of systems. Report on annual operating expenses and budget process for purchased services, labor and materials.
- Develop and maintain training systems for Maintenance Staff on Lock Smith skills and Automatic Door Maintenance
- Project Coordination of Maintenance Projects small size, of moderate complexity (Operational). Reviews documentation prepared by outside consultants and construction activity for conformance to project objectives and CHOP standards. Reviews applications for payment as submitted by Construction Managers and General Contractors for appropriate back-up documentation, amount being applied for vs. percentage of project construction completed to date, etc. Reviews requests for changes, modifications, and additions to project. Advises supervisor of all changes requested and awaits direction from Supervisor before proceeding with requested/proposed changes. Reviews approved change orders for validity, appropriate back-up and justification. Coordinates the work of the A/E throughout the design phase of the project to ensure that all requirements of the RFP are fulfilled, and project design objectives are met. Assists in the review's documentation prepared by outside consultants for conformance to CHOP standards of design and construction. Coordinates with the A/E consultants in performing field surveys of existing project specific site conditions to avoid later discovery in the field during the construction phase. Facilitates in providing information to the A/E and the project team concerning CHOP project design and construction standards, existing conditions, and any available "As-Built" information. Assists in the checking of A/E plans and specifications for adequate documentation.
Education Qualifications
- High School Diploma / GED - Required
- Technical Diploma Door Hardware installation and keying systems - Preferred
- Technical Diploma Carpentry or similar building maintenance field - Preferred
- Associate's Degree Construction Management - Preferred
Experience Qualifications
- At least five (5) years Working as a Technician or Facilities mechanic in an institution or industrial role - Preferred
- At least five (5) years in industry maintaining and supervisor /coordinator door hardware and automated door systems in an industrial or healthcare enterprise - Required
- At least five (5) years in managing and utilizing a CMMS Computerized Maintenance Management System or similar complex Data Base - Required
- At least three (3) years Experience in developing and deploying maintenance systems and protocols to professional skilled staff - Required
Skills and Abilities
- Working knowledge and ability to enforce NFPA 80
- Trouble shooting and repairing automatic door systems
- Maintaining door hardware including lock smith skills in duplicating keys, key way systems, and pinning cylinder systems for "BEST" hardware systems
